Bedrooms are optimally designed for single occupancy and are furnished with double beds. However, a 1-bedroom suite may be occupied by a couple that shares a double bed. Moving new furniture into suites is not permitted.
No, the Landlord does not interfere with roommate matching. Two-bedroom suites are leased as a complete residence and it is the responsibility of the main applicant to find a roommate.
You are welcome to move-in on the first day of your lease term. An appointment is required on the day of arrival to meet with the Property Manager in order to receive a building orientation, obtain your building access FOB, suite security code, and to complete a suite condition checklist.
Internet service in each suite is included at no additional cost to tenants. All other utilities are also included, except electricity. Electricity is charged based on usage and every suite is individually metered for electricity by Fortis BC. The Tenant will pay a budget amount toward electrical costs to the Landlord on the first day of each month. Following receipt of the electricity billing from Fortis BC, every 3 months the Landlord will calculate actual electricity costs for the Residential Suite less amounts paid by the Tenant to the Landlord. Electricity costs that exceed budget amounts paid by the Tenant will be invoiced to the Tenant. When actual electricity costs are less than the budget amounts paid be the Tenant, the Landlord will refund the savings to the Tenant.

Yes, above ground and below ground parking is available. Monthly fees apply for a parking pass. Aside from reserved parking, there are handicap and visitor parking stalls available for 2 hour maximum parking. Overnight guest parking is available as needed and on request.

Smoking and vaping are only permitted in designated outdoor areas. No smoking or vaping is permitted inside the suite, building, on balconies, or on patios.
