Costs vary depending on suite type. For 2020, the average 1 bedroom rent at Ivy Hall and Ivy Walk is $1500 per month. Please note rates are subject to adjustment based on floorplan and availability.

At the end of the lease term, upon move-out. The security deposit is fully refundable less amounts retained for damages and excess cleaning charges.

Minimum lease terms are 12 months. 24 month and 36 month lease terms are available and will guarantee your rental rate will not increase during the term. Monthly lease terms available from May to August.

Yes, subletting is permitted with prior written consent of the Landlord and in accordance with local city bylaws. Minimum subletting terms are one month.

Bedrooms are optimally designed for single occupancy and are furnished with double beds. However, a 1-bedroom suite may be occupied by a couple that shares a double bed. Moving new furniture into suites is not permitted.

No, the Landlord does not interfere with roommate matching. Two-bedroom suites are leased as a complete residence and it is the responsibility of the main applicant to find a roommate.

You are welcome to move-in on the first day of your lease term. An appointment is required on the day of arrival to meet with the Property Manager in order to receive a building orientation, obtain your building access FOB, suite security code, and to complete a suite condition checklist.

Internet service in each suite is included at no additional cost to tenants.  All other utilities are also included, except electricity.  Electricity is charged based on usage and every suite is individually metered for electricity by Fortis BC. The Tenant will pay a budget amount toward electrical costs to the Landlord on the first day of each month. Following receipt of the electricity billing from Fortis BC, every 3 months the Landlord will calculate actual electricity costs for the Residential Suite less amounts paid by the Tenant to the Landlord.  Electricity costs that exceed budget amounts paid by the Tenant will be invoiced to the Tenant. When actual electricity costs are less than the budget amounts paid be the Tenant, the Landlord will refund the savings to the Tenant.

Great news … private wireless internet service is included in every suite at no cost to tenants.

All suites have data jacks and coax cables pre-installed for Telus and Shaw service. However, subscription to these services are at the Tenant’s own discretion and cost.

Yes, all suites are equipped with full-size washer and dryer machines.

All suites are fully furnished with double beds, night tables, couch, end tables, coffee table, built-in desk, desk chair, dining table and chairs plus outdoor patio table and chairs.

All suites are equipped with full-sized kitchens including dishwasher, fridge, range, and oven.

Bring your own linens, blankets, pillows, dishware, pots and pans, and cutlery. You will also need to bring your own cleaning supplies. If you wish to have a microwave, you will need to bring your own.

Yes, above ground and below ground parking is available. Monthly fees apply for a parking pass. Aside from reserved parking, there are handicap and visitor parking stalls available for 2 hour maximum parking. Overnight guest parking is available as needed and on request.

Ivy Walk and Ivy Hall parking lots are equipped with electric vehicle charging stations at metered rates.

Yes, a secure bike storage room is located within or attached to all buildings.

U-District rentals are situated on Academy Way, which is a close walk to UBC Okanagan campus and an amenity rich neighbourhood. BC Transit has also announced expansion of the bus route between Academy Way and UBC Okanagan. This bus service is expected to commence in September 2018.

Car sharing at UBC Okanagan is a growing service with current car share programs offering 3 dedicated vehicles in the immediate area of UBC Okanagan and U-District rentals. Become a car share member to use the vehicles for shopping or other short-term travel plans.

Access to main front and side doors of the building require a security FOB. Personal pass-codes are required for entry to suites. Security cameras are installed throughout common areas of the building.

Pets are permitted in ground floor suites.

Smoking and vaping are only permitted in designated outdoor areas. No smoking or vaping is permitted inside the suite, building, on balconies, or on patios.
